📐 Square Footage
For iGuide services, additional square footage is calculated based on the exterior area shown in the final iGuide report. This ensures consistent and accurate pricing for all properties.
🏠 Property Readiness
The property must be fully prepared, cleaned, and staged prior to the photographer’s arrival.All properties will be photographed “as is.”
Photographers are unable to assist with staging, cleaning, or moving furniture.
If the property is not ready at the scheduled time, cancellation and travel fees may apply.
⏱ Scheduling
Our team operates on a tight schedule to serve multiple clients each day.
Please ensure the property is accessible and ready at the appointment time.
If the photographer cannot begin within 15 minutes of the scheduled start time, a cancellation fee and travel fee may apply.
🐾 Pets
For safety and efficiency, all pets must be secured or removed prior to the appointment.
📦 Delivery
Photos, iGuide reports, and media are delivered by midnight the next business day.
Properties photographed on Saturday will be delivered on Monday.
💳 Payment
Payment is due within 14 days of delivery.
Late payments may be subject to additional fees.
❌ Cancellation & No-Show
Same-day cancellation or no-show will incur a $75 + HST fee.
🚗 Travel
For properties located more than 60 km round trip from postal code L5M 5L4, a travel fee applies:
Travel fee = (total round trip distance – 60 km) × $1/km
🌦 Weather
We are not responsible for delays or rescheduling due to weather conditions.
⭐ Weekend & Holiday
A $29 + HST fee applies to weekend or statutory holiday appointments.
Notes & Additional Information
To ensure the best results and a smooth experience, please review the following:
• Properties should be fully cleaned, staged, and ready prior to the appointment time.
• Lights, blinds, and curtains should be opened or set before arrival whenever possible.
• Vehicles should be moved from the driveway and in front of the property.
• Seasonal items such as snow, leaves, or outdoor furniture should be addressed in advance when applicable.
• We recommend removing personal items, valuables, and sensitive materials before the shoot.
